What is the difference between a Master Franchise and a Standard Franchise?

In a Standard Franchise, the franchisor grants to the franchisee the right to open a single unit. Buyers typically plan to work in the business and manage the day-to-day operation.

In a Master Franchise, the franchisor transfers the right to sell franchisees to you within a specific pre-defined territory. In addition, in the Mint Condition model, you will manage the revenue stream by securing cleaning contracts that will be awarded to your unit franchisees. Your franchisees are in the cleaning business, your main functions are in the sales, marketing, and franchise development and support business.

We began offering Master Franchises in 2005.

Does a Master Franchise require a significant investment?

Many Master Franchise brands require a significant capital investment. This is not the case with us, as we have an investment cost like many standard franchise models. We have a franchise fee ranging from $63k to $168k (depending on territory size), with a total investment range of between $93,216 to $249,241.

How much can I earn?

On an investment of $249.2k, the average Mint Condition Master Franchisee achieves $1.96M in revenues and a gross profit of $660k. Revenue and profits depend on several unique factors and can vary from location to location. Our Item 19 shows the gross profit for many of the Master Franchise territories in our system, and when you validate with the owners, they can share their net profit.

How many Master Franchises does Mint Condition have?

As of the 2021 Franchise Disclosure Document, we have 9 Master Franchises in the United States.

What type of initial training and support do you offer?

At our corporate location, just outside of Charlotte, NC we operate a company-owned business that is used to train our Master Franchisees. During the two-week training program, the head of each department uses both simulated and live examples to orient the Master Franchisee as to the day-to-day responsibilities when they open their business. Focus is placed on the revenue generating responsibilities of the business, recruiting franchisees, and securing cleaning contracts.

Do you offer ongoing support for Master Franchisees?

Once the Master Franchise recruits their first unit franchisee, a manager will visit your location to assist with the training and start-up of the initial cleaning contract. The manager will also work with you in other aspects of your business that you would like additional support. Help is just a phone call away. Questions are directed to the person with the highest level of expertise in that area. It is important to remember that the person answering these questions is not answering based on the theoretical but from their practical business experience.

Are there any states Mint Condition won’t open in?

We are not currently offering franchise opportunities in California, Hawaii, Illinois, Maryland, Massachusetts, New York, North & South Dakota, Oregon, Rhode Island, or Washington.

How fast can I grow a territory?

The Mint Condition model is a scalable business, which is why we recommend a metro population of one million or more. How quickly you grow your market is dependent on how much you decide to re-invest into your marketing programs. You control your growth.

How strong is the market for commercial office cleaning?

Commercial office cleaning has always been a stable industry even through many economic downturns, not something that many industries can say. The most recent COVID pandemic has spotlighted the importance of a clean working environment but Mint Condition has taken it a step further to insuring a healthy and sanitized office space. Mint Condition is poised to deliver that Level of Service to all its customers.

The numbers above are based on outlets in 2019 which were open for at least 12 full months at the end of the calendar year, and show data that spans the full calendar year 2019. In 2019, 4 franchise-owned Mint Condition master franchise businesses were open for a full 12 months, and one company-owned Mint Condition master franchise business was open for a full 12 months. Of these, 2 of 5 Mint Condition master franchise businesses attained average or better revenue. Some outlets have earned this amount. Your individual results may differ. There is no assurance that you will own as much.
